Ward, his unknown heirs, devisees, executors, administrators, relicts, next of kin, and assigns, et al., This action has been assigned Case No. CV 2019-296 and is pending in the Court of Common Pleas of Monroe County, Ohio before Honorable Judge Julie R. Selmon. 

The object of the Complaint is to quiet title and extinguish the Defendants’ oil and gas rights, if any, in all or part of Monroe Auditor’s Parcel Nos. 01-016002.0000; 01-016033.0000; 01-016032.000; 01-016030.0000; and 041-016027.0000, located in Adams Township, Monroe County, Ohio: A complete description of the above listed parcels can be found in the Complaint.

You are hereby required to answer the Complaint within 28 days after the last publication of this Notice, which will be published once each week for six (6) successive weeks. The last publication will be made on June 4, 2020, and the 28 days for an answer by you will commence on that date. The object of the Complaint is to quiet title and extinguish the Defendants’ oil and gas rights, if any, in the following described real estate:

Situate in the Township of Jackson, County of Monroe, and State of Ohio and being a part of the northwest quarter of Section 15, Township 2N, Range 4W of the “Old Seven Ranges Survey” and being more particularly described as follows:

Commencing at the northwest corner of Section 15, this being the TRUE POINT OF BEGINNING; thence S 87° 07’ 38” E with the north line of the northwest quarter a  distance of 1257.60 feet to a point in the center of County Road 89 (passing on line an iron pin found at a distance 12.79 feet and iron pins set at distances of 442.79 feet, 919.31 feet, and 1207.60 feet); thence with the center of said road and with the land of Donna Borders as recorded in Official Records Book 158, Page 226 the following twelve courses:

(1) S 00° 02’ 27” E a distance of 26.19 feet to an iron pin found;

(2) S 14° 07’ 49” E a distance of 48.91 feet to an iron pin found;

(3) S 23° 18’ 27” E a distance of 58.98 feet to an iron pin found;

(4) S 28° 55’ 57” E a distance of 53.36 feet to an iron pin found;

(5) S 34° 07’ 19” E a distance of 97.18 feet to an iron pin found;

(6) S 38° 13’ 52” E a distance of 163.92 feet to an iron pin found;

Thence leaving said road with the Dallas and Linda Bolen as recorded in Deed Volume 206, Page 141 the following four courses:

(1) S 31° 19’ 42” W a distance of 413.03 feet to an iron pin set (passing on line an iron pin set at a distance of 50.00 feet);

(2) S 67° 20’ 44” W a distance of 164.36 feet to an iron pin set;

(3) S 78° 28’ 34” W a distance of 135.07 feet to an iron pin set;

(4) S 85° 48’ 27” W a distance of 156.00 feet to an iron pin set;

Thence N 87° 01’ 37” W with the south line of the north half of the northwest quarter and with the land of Dallas and Linda Bolen as recorded in Deed Volume 192, Page 207 and the land of Gerald Ward as recorded in Official Records Book 1, Page 58 a distance of 1405.86 feet to an iron pin set; thence N 01° 30’ 00” E a distance of 1332.69 feet to the point of beginning (passing on line iron pins set at distances of 541.67 feet and 1232.00 feet), containing 51.856 acres, being all of the land conveyed to Vernon Bolen as recorded in Official Records Book 17, Page 685.

Subject to the right-of-way for County Road 89.

A survey of this description was made during the month of December in the year 2007 by Charles W. Hunnell, Registered Land Survey #6889.  All iron pins set are 5/8” x 30” rebar with orange plastic caps labeled HUNNELL 6889.

Those who wish to submit a proposal are required to hold the necessary license to practice law in Ohio and have the qualifications and experience to deliver Child Support IV-D Services in compliance with Title IV-D of the Social Security Act, 45 CFR Parts 302, 303 and 304, and the rules of Division 5101:12 of the Administrative Code.
