You are hereby notified that you have been named a Defendant in a legal action entitled William H. Dennison II v. C.D. Keevert, et al.  This action has been assigned Case No. CVH2019-075, and is pending in the Court of Common Pleas of Monroe County, Woodsfield, Ohio, before the Honorable Judge Julie R. Selmon.

The object of the Complaint is to quiet title and extinguish the Defendants’ oil and gas rights in the following described real estate:

Situated in the State of Ohio, in the County of Monroe, and in the Township of Adams, and described as follows, to wit:

Being the West one-half (1/2) of the Southwest Quarter of Section 35, Township 3, Range 4 and containing 80 acres, more or less.

You are hereby required to answer the Complaint within 28 days after the last publication of this Notice, which will be published once each week for six (6) successive weeks.  The last publication will be made on May 9, and the 28 days for an answer by you will commence on that date.  You must file an answer to the Complaint with the Clerk of the Monroe County Common Pleas Court, Monroe County Courthouse, 101 North Main Street, Woodsfield, Ohio 43793, and serve a copy on Todd J. Abbott, Yoss Law Office LLC, 122 North Main Street, Woodsfield, Ohio 43793.

In the case of your failure to answer or otherwise respond as required by the Ohio Rules of Civil Procedure, judgment by default will be rendered against you for the relief demanded in the Complaint.

In addition to the claims set forth in Plaintiff’s Complaint, Defendants shall take notice that Plaintiff has attached to said Complaint a “Notice of Abandonment” pursuant to O.R.C. section 5301.56 notifying said Defendants of Plaintiff’s intent to declare the interests of Defendant in the above-described property abandoned.  The Plaintiff/landowner intends to file for record an Affidavit of Abandonment pursuant to O.R.C.
